Start with the county and parcel

We focus on North Idaho, including Kootenai, Bonner and Boundary counties. Land near Coeur d’Alene, Post Falls, Rathdrum, Sandpoint, Priest River and Bonners Ferry is welcome for a conversation. A county and parcel number are usually more useful than a nearby town name, especially when the land has no street address.

A rural parcel deserves its own review

Tell us about the route to the property, its terrain and any records you have for utilities or prior site work. A road visible on a map or a power line near the boundary does not answer every question about using the parcel. We will discuss what still needs to be checked rather than assume the property is ready to build on.

You do not have to improve the land first

You can contact us about a small lot, timbered acreage, recreational land or another kind of property. There is no need to clear trees, install utilities or commission new work just to start a conversation. Share existing documents if you have them; “I don’t know” is a useful answer too.

Selling from outside Idaho?

Start online with the location and your contact details. Let us know if you have not visited recently, if someone else uses the land, or if more than one person is involved in ownership. Any site visit should be arranged with permission. We can discuss a possible purchase and its conditions before you decide whether to proceed.
