A county-wide conversation, a parcel-specific review
Tell us about land around Coeur d’Alene, Post Falls, Hayden, Rathdrum or elsewhere in Kootenai County. A small residential lot and a wooded tract can need very different reviews. We welcome both, along with agricultural, commercial and recreational property. There is no minimum acreage requirement to start an enquiry.
First, make sure we are looking at the same land
A county parcel number is particularly helpful when there is no street address or several lots sit next to one another. Kootenai County’s Land Records Division is a starting point for parcel maps. Compare the record with your own paperwork and tell us if acreage, boundaries or ownership details appear different. An online map helps identify a parcel; it should not be treated as a new survey.
Separate a property’s potential from confirmed permissions
If you once planned a home, a subdivision or another use, share the information you obtained and when you obtained it. The county Planning Division provides land-use information; establish which authority handles the particular parcel before relying on an answer. We will not assume that a nearby development or an old conversation establishes what can be done on your land.
Explain access and existing site work
Tell us how you reach the property, whether a gate or shared road is involved, and what you know about power, water and wastewater arrangements. For wooded or sloping land, existing photos and prior site investigations may help explain the property. Please flag anything you have not personally confirmed. You do not need to clear trees or install services to approach us.
Choose a sale that fits your plans
Perhaps you moved away, inherited a parcel or no longer want to carry land you are not using. Tell us what timing would help and who else needs to be part of the decision. Any proposed purchase should set out the price, review conditions, costs and closing arrangements in writing. You remain free to compare other options.
