Describe the route you know

Tell us how you or others have reached the land, whether there is a gate, and whether the route crosses another property. Say if you have never visited. Photos or a map can help explain your understanding, but we will not treat a visible track as proof of a right to use it.

Share existing access documents

If you have a survey, title paperwork, recorded access document or road-maintenance agreement, tell us it is available. We can discuss which records need review. Do not enter a neighbour’s land or remove a gate to help us inspect a property; visits need appropriate permission.

Be specific about utilities

“Power nearby” and “power connected” describe different situations. Tell us what is physically on the parcel and what you were previously told by a provider. Share existing estimates, well information or septic records if available, identifying anything old or unconfirmed. We will discuss additional checks rather than promise a connection or building approval.

Do you need to pay for work first?

Not to begin an enquiry with Westwood Land Buyer. Contact us before commissioning work solely for a possible sale. If further investigation is needed, ask who would arrange and pay for it, and how the findings would affect the proposed purchase.

Our enquiry form accepts a county and parcel number or a location description. Choose “not sure” where appropriate and explain the access or utility question in your own words. Every kind of land is welcome for a conversation, though a purchase still depends on the property review and agreed terms.
